Podcast 3: How To Sell Websites For Seven Figures With Justin Hartzman

In this podcast episode I speak to Justin Hartzman of We Sell Your Site about selling websites and he sheds some light on the process of what it takes to sell a website for a huge sum of money. Justin was the website broker on the seven figure website deal on Deal of Day for our last guest on the podcast Joel Comm from episode 2.

I’m a huge fan of buying and selling websites as a way to make money online having sold one of my websites in a deal worth six figures in late 2010. I’m currently documenting the process I go through when I first buy a website on my blog using a live example which you can read about here. I met Justin when I was in Colorado as the buyers consultant for Deal Of Day and thought he’d be a great person to come on the show and shed some light on the higher end aspects of selling a website.

    All I can say is that I can’t imagine buying a site for 6 figures even if I had that kind of money to invest.

    With the Panda update and all the things that can go wrong on the Internet with rankings, how can anyone take that kind of a risk? Yes, a site might be making $10,000 a month today but that is no guarantee that it will make it tomorrow.

    The Intrnet is a fast moving and ever changing environment and because of that I would much rather be selling than buying, at least for dollar numbers like that.

    Yah, but if you compare a more familiar asset class like real estate. You could buy a house for $500k and have to wait 30 years to pay it off or you could do your homework, buy a website in a solid niche with a good foundation and build it up from there after paying it off in 3 years or less.

    The time it takes to build a $10k a month site is substantial and if you have the cash to invest, staring at that point is worth it in my opinion.

    Indeed, I wouldn’t want to pay that much for a website either unless I was guaranteed that it would continue making that kind of money until I got my investment back out of it.

    I would rather build my own site from the ground up and then sell it or keep it depending on how well it was doing for me.

    The thing that’s important for you to remember is that there are millions of millionaire+ rich people that have money to invest and aren’t interested I starting from scratch. Just like I did myself buying more websites than starting from scratch lately it’s because even though I know I can build websites from scratch and succeed at it, there is something nice about simply starting with a good foundation from day one instead.

  3. I agree with Jack, the internet can be very viscious business wise. Sometimes it can be incredibly frustrating, fickle and risky! I suppose there is always risk in any business though.

  4. I guess I’m not in a position to buy a site for 5 let alone 6 figures, LOL, but I can see why people would do it. I would only do it however if I was able to buy 3 or 4 sites. I never like my eggs to be in one basket. Out of 3 sites, maybe one would increase in earnings, one might stay level and the other might fall away and that would be enough to make a good profit.

    Hey Teresa,

    That’s the beauty of it though. I’m not suggesting that people need to buy websites for 5 or 6 figures. I bought one website a little while ago for $500 that has earned me roughly $5,000 so far. So you don’t need to buy something huge to still get big returns :)

    The advice shared in this podcast though is more geared towards people that are in the process of thinking about selling their websites.

    LIke others, I don’t have the money to invest in/buy a website and need to do all of the groundwork. However, I can understand WHY people would buy them and quite envy that, actually!

    Congrats on the 1 year blogiversary :D . Yah with website purchases I really don’t think it takes a lot of money to get started though, but you can make massive mistakes if you don’t know what to look for when you buy a website though that’s for sure.

    I’m very interested in buying, improved and selling websites (flipping). Can you write a blog, or podcast based on your experience?

    I guess most people buy a site where they believed they can improve on it, then work on it for a while and flip it. So what do you look for? Individual owners like us definitely will not go for 6-7 figures for just 1 website. So what’s the most expensive site you’ve ever bought?

    That’s what I’m doing in the series of posts about CopyCatCrafts.com actually :) I’m not buying websites in the 6-7 figure range and most of them aren’t I agree. I buy in the $xxx – $xx,xxx range and I’ll be covering some of this stuff on my blog but much more in depth via Virtual Moguls.

  9. Having a partner is great, especially when working in Internet Marketing. They had unique ideas that never been done and they worked with that, success was imminent. Selling a website for 7 figures its simply unreal for guy like me at the moment. The best I’ve done was 3 figure, maybe I’ll reach 4 figures in the near future but 7? Its like winning the lottery.

    That’s one of the most interesting podcasts you’ve done. That Justin guy sounds like a proper character.

    The bit I found most interesting was when he was talking about trends – my ears pricked up when he mentioned coupons and apps. Would love to know more about how you spot trends – any chance of asking him back for another podcast exploring this?

    Don’t think it’s a smart investment to put that much money in a website.. I would rather build one from scrath and sell it in the future.. I think it’s absurd to buy a website for 6 figures.. Invest your money in things like tax lien certificate, tax deed cetificate which don’t require any SEO handling.. And the possibility of double up your money is very high..

    What would you prefer to buy? A website for $10,000 that can pay back the initial investment in 12 to 18 months (if you’re smart about it) or invest in something you don’t have control over?

    I prefer buying websites because I know what to look for and can make good money running them.
